History

Architects LondonThe market has over a century of history, dating back to 1914. It occupies land to the east of the viaduct, running between Uxbridge Road and Goldhawk Road. It has been a vital part of the community since then. In fact, it became even more important in 1918 when soldiers returning from WWI had offers to open stalls.

Today the market is still a really important part of daily life for the area. Visitors can buy a massive array of different goods, including fresh produce, clothing, and household goods. There are also numerous food sellers, including cafes and restaurants.

Redevelopment

While there is a lot of love for Shepherd’s Bush Market, the owners are planning to redevelop it. Their plans are interesting. It will involve demolition of a number of buildings in the area and some of the stalls. They will then build a new market, a six storey residential building and a nine storey commercial property. The first will deliver 40 affordable homes. The work will improve facilities and hopefully boost footfall too.

There are a lot of details in the plans. For example, there will be community space, lab space, and a Market Academy to train traders. At the same time, the goal is to retain the character, community, and diversity of the current market. There will be support for traders too, including a £5.5m package and rent freezes. Plus, £250,000 will go to upgrading the Overground Station.

The response

As top architects in London, we know plans like this can divide opinion. That is certainly true here.

There is support for the plans, with planning permission given by Hammersmith and Fulham Council in December. The vote was close, with 3 counsellors for and 2 against. The Shepherd’s Bush Market Tenants Association also said the majority of traders are in favour of the plans.

However, on the other side of the argument there is Friends of Shepherd’s Bush Market and other voices against the plans. The group said the plans would cause some traders to leave and cause harm to the area. In fact, they claim there is “no community benefit”.

An interesting thing here is the Mayor of London’s office has chosen not to intervene. The Mayor has the power to call in projects if there are concerns about the harm they may cause. However, in this case there has been no activity. In fact, a spokesperson said they have carefully considered the plans and found they comply with the London Plan. As a result, there are “no substantive planning reasons” for intervention.

Opponents are now threatening to take legal action against the plans. They are unhappy that the Mayor has not chosen to act. So, we may see the case heading to court to discuss.
