Some of the main takeaways from the recent Budget

The 2026 Budget, the first from Chancellor John Healey, was eagerly awaited. There was hope it would provide vital short term support at a time when there is massive global geopolitical instability and other major challenges. There are a lot of notable points in it, including measures to address the cost of living crisis, steps to encourage business, immigration, and taxes. We want to have a look at some of the major ones that will affect the construction and architecture industries. Then, if you want advice from an award winning architect in London, you can contact us.

Housing

Architect LondonOne of the main things stakeholders were looking for in the Budget was measures to tackle the ongoing housing crisis. Luckily, there are some key points that could help improve the supply of homes.

In terms of construction, there will be an additional £1.5bn to build more affordable homes. The priority will be social rent, particularly council homes, to address the huge shortages and number of councils relying on temporary accommodation. Plus, there will be an extension of low cost borrowing for councils and, from April 2027, land sold for social housing will be VAT-free.

An interesting point for architects is small Brownfield sites will become slightly easier to redevelop to build more homes. They will no longer be required to provide a biodiversity net gain for the site. This can scupper plans in many cases and also typically increases the cost of building. First time buyers

The Budget also hopes to help tackle the housing crisis by supporting more people to get on the housing ladder. Firstly, a new scheme will launch in 2027 to replace Help to Buy. With £4.7bn of backing, it will allow people to borrow from the Government to help fund their first home purchase.

Secondly, there will be a new scheme to allow first time buyers to effectively save for a deposit. Like the previous Help to Buy ISA, it will give savers a 25% Government bonus on their savings, helping them to build bigger deposits.

Data centres

One of the hottest topics at the moment is the growth in data centres in the UK. They are dividing opinion, with some supporting the economic benefits and others criticising the use of resources and impacts like noise. In some cases they are even making planning harder with some sites for housing having competing plans for data centres. It’s important to consider, so talk to us and get support from an outstanding architect in London.

Critically, the Budget includes a new covenant for data centres. It aims to ensure that developments include investments in local communities and also drive job creation. Plus, they must showcase how they will preserve resources like water supplies.

If strategically critical data centres comply with the more stringent requirements, they can get extra support from the Government. Notably, this can include connections to the electrical grid and dispensation to use on-site generators in the meantime.
