King’s Cross is nearly complete

The redevelopment of the site north of King’s Cross has been one of the most impressive projects in London recently. We are now at a point where the two decades of work are complete, barring a few pieces of construction. So, it is a good time to have a look at it. The original site

Originally the land was for industrial use. This shaped the layout, with railways and canals snaking across it. Alongside these were various signs of commerce, including massive gasholders, warehouses, and train yards.

The decline of industrial activity in London saw this area also change massively. It became a spot for various types of illegal activity, from drugs to prostitution. Illegal raves were common. It got a real reputation as a dangerous place to avoid.

Redevelopment

Architects LondonThe plan to transform the area got planning permission in 2006. The land became available because of work to bring the Channel tunnel railway link all the way to St Pancras.

It was a bit of a battle to get permission originally. There were several objectors to the plan, particularly people showing support for the Listed buildings in the area. However, after a long planning meeting, approval was given with a narrow margin.

A really interesting thing is there wasn’t a grand vision for the project. Often large scale developments have a masterplan and look to get some measure of consistency and uniformity. That didn’t happen here. In fact, King’s Cross today has an irregular layout. All of the various pieces work together though, contributing to the whole feel of the area. It also meant that the various architects in London could have more freedom with their designs.

The work here has been massive. In total today there are 50 buildings, some new and others restored. There has been new housing, with around 1,700 homes. Of these, 40% are affordable. In addition, there is now 4.25million sq/ft of office space, including our own building. There are 30 bars and restaurants as well as 10 parks, making it a much nicer place to live.

Opinions

While the overall opinion is that the development has been good for the area, there are some that feel it is lacking something. Some miss the grittiness and brutal look of the older industrial buildings. However, it is almost impossible to intentionally design them in to projects.

The overriding feel here is that the buildings are actually attempting to downplay their scale. This is the case even with structures that are significantly larger than older ones. It seems the overall idea was to reduce the potential for drama.
