The opportunities and limits of a plot

Architect LondonWhatever project you have in mind, it is important that you know as much as you can about the plot. After all, the size, shape, type of ground, amenities, access, orientation and more can have an impact on the job. As an architect London clients love working with, Coffey Architects can help you to consider the opportunities you have with your plot and potential limits.

You should always start with a proper survey of the site. This will help you to determine vital things like the boundaries and slope. The last thing you want is to create a design that won’t fit on the site; you definitely won’t get planning permission for it. Look at things like level changes too so you can see if there will be obstacles to overcome.

Sloping sites

It is rare to find a site that is flat and ready to build on. Some plots will have very steep slopes and big level changes. These are the hardest to work with. Even a small level change can be deceptively deep when you start building. You need to consider how you can stabilise and build on sloping sites. It may be you need to cut a section out that you can level off. Or, you could use the slope to create a really unique, dramatic design.

Drainage

You also need to think about drainage, especially in regards to the slope of the site. You definitely don’t want to build a home at the bottom of a steep slope, especially if there is ineffective drainage. What you want is a site that drains effectively.

Boundaries and overlooking

It is important that you know the absolute boundaries of the plot. You don’t want to build over them by accident as it could put the whole project at risk. In fact, ideally you should stay a good distance away from them to ensure you avoid issues like overlooking. To further avoid being able to see into a neighbour’s property and vice versa, you should check the sightlines of the plot. You can then position openings like windows effectively.

Surroundings

Another vital thing to consider is the surroundings of the plot. There may be beautiful views that you want people to be able to gaze out at. On the other hand, there may be negatives to account for such as a nearby railway line or main road. Everything surrounding the property must be considered. This is especially important when it is an infill. Here you may need to think about the elevation or style of neighbouring buildings.
